Beautiful 160.00 acre parcel of undeveloped recreation land |
|
| Land measures ½ mile square on all sides and has been recently re-flagged. It is surrounded by 1000's of acres of similar land and sits up high in the Pre-Cambrian Ridge northwest of the city. Features: 80% treed with hardwood, maple, ash, oak, poplar; some cedar and fir near the water. Several ponds on property (courtesy of the beaver) formed from the Little Carp River and an unnamed creek on the south boundary. Ponds were stocked with trout by an adjoining landowner years ago. I have never tried to fish them myself. Some of the ponds are large enough for a canoe or kayak. Wildlife are plentiful: moose tracks galore, deer, bear, wolf, beaver and some waterfowl. Building sites are everywhere as the waters edge is well defined. My favorites would be near the southern boundary of the property looking down the ridge (60-80ft) to the beaver ponds with a southern exposure. There are however many others, so you may choose. No power or well water available at present. Access to the property is from at least 5 different points. 1000's of kilometers of groomed and marked snowmobile trails are in the area and the property sits within ½ mile of one. The 700 mile long Voyageur Hiking Trail is also ½ mile away and awaits to take you to the beautiful views along Lake Superior, only 13 miles away. Searchmont Ski Resort (largest vertical drop in the northeast) is only a 45 min drive. Every conceivable amenity is available in Sault Ste. Marie, Ontario (pop 75,000), a 20 min drive from the property. These amenities include: snowmobile and quad rentals, hiking equipment, boating, airport, hospital, restaurants, casino and the arts. 2005 taxes were $553.94 Canadian, less in US dollars. |
Price: I will offer a substantial all cash discount: sale price = $90,000.00. $2,500.00 down, balance due in 30 days. Financing of the $110,500.00 price is 20% down (that's $22,100.00, non-negotiable) and: *NOTE: All $ amounts are in US currency
